on Exterior Projects
Background
At the March, 2018 Annual Meeting, the Board announced, and a majority of those present (including proxies) ratified a "restart" to the traditional Architecture Review protocol.
Under the new protocol, homeowners announce plans for all new exterior projects, and all homeowners can express their opinion on the project's suitability. The goal is to encourage property updates and improvements while maintaining overall aesthetic harmony in the neighborhood.
If a majority of the eligible neighborhood votes (18 out of 34) vote to disfavor a planned project, then it will be deemed inconsistent with the Covenants and subject to revised plans or, if the homeowner procedes notwithstanding the majority vote, subject to remedial action by the Board.
To Announce a Planned Extrior Project
- Use the Heritage Meadows group email to send a message to all neighbors
- List your street address, so neighbors can place the project in context and refer to it uniquely
- State the nature of the project, and the planned starting and completion dates
- Provide sufficient detail to allow a reasonable person to envision the finished project, including (wherever applicable):
- The general nature of the project, e.g. "New garage door", "Repaint house","Plant new border shrubs",
- A sketch, architect's draft, or landscaper's plot map
- The nature of materials to be used, if applicable, e.g. stone, wood, tile
- A color swatch or manufacturer's reference number
- State whether "nearest neighbors" have been consulted
- Explicitly request that neighbors provide any comments within 10 days by using the "Vote on Projects" link of this website
